Louisville Housing Market Shows Strong Summer Momentum
Louisville, KY – The Greater Louisville real estate market continued to gain strength in June 2025, with rising home prices, increased inventory, and a notable uptick in closed sales, according to the latest statistics released by the Greater Louisville Association of REALTORS® (GLAR). These trends reflect a healthy, competitive environment with improving options for both buyers and sellers.
Total existing home sales, including single-family homes, condominiums, and townhomes, reached 1,437 in June 2025, an 8.3% increase from 1,327 sales in June 2024.
The median home sale price surged to $307,000, marking a 5.9% increase from $289,900 the previous year. The average home sale price also rose 5.3%, reaching $357,230 compared to $339,091 in June 2024.
Housing inventory expanded significantly once again, with 3,333 homes available at the end of June, up 34.0% from 2,487 one year ago. The months’ supply of inventory rose to 2.8 months, compared to 2.1 months in June 2024. For comparison, the national supply stood at 3.5 months, according to the National Association of REALTORS® (NAR), with six to nine months typically reflecting a balanced market.
“June was a bright spot for both sides of the transaction,” said GLAR President Will Fischer. “Sellers benefited from rising prices, while buyers had more homes to choose from, which is exactly the kind of balance we like to see in a maturing market.”
Homes spent an average of 39 days on the market in June, compared to 35 days a year earlier. Sellers received 98.8% of their list price on average, a slight dip from 99.2% in June 2024, but still reflective of strong market conditions.
“This shift in the market is opening the door for more buyers to re-enter with confidence,” said GLAR President Will Fischer. “As inventory builds and prices stabilize, we’re setting the stage for a more sustainable and accessible market.”
